Free tools and calculators for home sellers

Selling a house for cash involves numbers and contract details that are easy to get wrong, especially under time pressure. These free tools run in your browser, store nothing and send nothing, so you can test scenarios before you talk to any buyer. Each tool page explains the formula, gives a worked example, lists its limits and answers common questions. They give estimates, not quotes or advice.

Calculators

Checklist

A simple order to use them in

  1. Estimate what waiting costs with the cost of waiting calculator.
  2. Compare listing and cash routes in the net proceeds calculator.
  3. Collect two or three written offers and compare them in the scorecard. Check the offers against the 70% rule if the buyer is an investor.
  4. Run the red-flag checklist on the buyer and contract.
  5. Have a real estate attorney or licensed title company review the contract before you sign.

How these tools are built

Every formula is shown on its tool page so you can check the math, and all examples are labeled as illustrations. We update the tools when we find errors or when rules change. They follow our editorial policy: we do not take payment to change results and we do not rank buyers. If you spot a mistake, tell us through the contact page.
